LOCAL BASE / SERGIPETERRITORY, INFRASTRUCTURE AND ACCESS

01 · Who we work for

Those with the capacity to enter, but no local base yet

Domestic manufacturers and suppliers

Companies with no presence in Brazil's Northeast that need to build a channel, locate demand, qualify partners and reach the right buyer.

Investors and developers

Groups assessing infrastructure, industry or real estate that need origination, cleared land, a corporate vehicle and long-term debt.

Foreign groups and concessionaires

Operators that need local representation, a Brazilian consortium partner, tender reading and institutional engagement.

Even if your segment is not listed above, write to us. We assess together how to proceed.

02 · Why now

The capital has arrived. Part of the market has not noticed yet.

Contracts have been signed, investment decisions made and assets are being implemented. Offshore production pulls logistics, construction, energy, real estate, industry and services.

R$90+ bn

Capital committed in third-party contracts, final investment decisions and public concessions.

ESTIMATED

R$135 bn

Business mapped through 2040, with a base scenario between R$110 and R$145 billion.

ESTIMATED

Recurring operating flow at maturity.

ESTIMATED

62,500 jobs

Estimated construction peak between 2028 and 2031.

04 · What stalls entrants

The risk is not in seeing Sergipe. It is in entering wrong.

01

The right doors

Local relationships are not built from a contact list. The first conversation is already late when you do not know who decides, influences and delivers.

02

The right opportunity

You need to know where demand, the asset and the counterparty are — in private business or a public process — and which contracting path works.

03

A viable deal

A thesis alone does not solve the vehicle, local partner, guarantees, economics and financing.

04

Regulatory and land procedures

Environmental agencies, municipalities, title records and federal coastal land require the right sequence.

05

People and suppliers

The local chain remains shallow in specialist engineering and critical certifications.

06

Ground and implementation

Soft marine clays and a high water table can change foundations, cost and schedule.

05 · What we do

Every blocker gets an answer before it becomes a delay

Hendryx acts as the local counterparty under mandate. We represent, structure and conduct the work through operations.

01You do not know who opens the door

We represent and engage

We take a mandate, identify the right counterparty and conduct the conversation with government, owners, operators, industry and lenders.

02You do not know where the opportunity is

We originate and qualify

We read the territory, qualify demand and assets and define the contracting path. We originate private opportunities and prepare public bids when published.

03You do not know how to assemble it

We structure the entire deal

We define the vehicle, partnership, economics, instruments and funding within one structure.

04The project stalled in local procedures

We order and conduct the process

We sequence land diligence, licensing and registration and follow each authority through issuance.

05You cannot find people and suppliers

We mobilise the delivery chain

We qualify local and national suppliers, map certified labour and coordinate delivery through mobilisation.

06The site threatens cost and timing

We anticipate implementation risk

We coordinate soil investigation before detailed design and bring physical constraints into budget, foundations and schedule.

06 · Why Hendryx

Not the legal opinion, not the report, not the fixer

Law firm

Provides an opinion and drafts the contract. It does not own execution or schedule.

Consultancy

Delivers a report and recommendation. It does not take a mandate or stay in the field.

Local fixer

Handles a document or opens a door. It does not structure the company, funding and entire deal.

Hendryx takes a mandate from first contact through the start of operations.

07 · The entry plan

From first conversation to operation

Every project has its own path and timing. The sequence remains: confidentiality, diligence, agreement and mobilisation.

Confidentiality and mandate

Non-disclosure agreement, mandate and contract. Data room opened for title records, studies and models.

Diligence

Technical visits and preliminary diligence of assets, counterparties, permits and suppliers.

Agreement

Committee approvals, memorandum of understanding, scope allocation and incorporation of the vehicle.

Mobilisation

Financial close, issuance of contractual guarantees and start of operations.

Rules of engagement

A clear mandate before the first move.

01

Confidentiality and mandate

We begin with a non-disclosure agreement, followed by mandate and contract.

02

Project-based fees

Typically a fixed fee, cost reimbursement and a success fee on the completed deal.

03

No conflicts

We do not represent two competitors in the same segment.

04

Accountability

Periodic reporting covers pipeline, counterparties, stages and impediments.

08 · Who leads

Operating experience on the same side of the table

Daniel Soares leads every mandate. The client is not passed to a team absent from the decision.

His background spans corporate structuring, real estate development, acquisitions and capital raising in Brazil and Europe.

Each mandate mobilises a delivery network in engineering and geotechnics, corporate and regulatory law, accounting and financial structuring in Aracaju, with corporate and fundraising support in Lisbon. Coordination is singular; capacity is not.
